In 2018, we saw some significant changes in the market. One of the biggest changes taking place was the “For Sale” inventory being down significantly from last year (again). On average the Michigan on-market inventory is down 12% and down over 50% in the last 3 years! Sales have started off slow this year as both January and February were down almost 10% compared to last year, but as I am writing this, it is starting to pick up! We anticipate a balanced market this year with little to no appreciation in home values. Given the slowdown in appreciation, we anticipate an INCREASE in homes available for sale compared to last year. The advantage of the shifting market? More options to purchase and more attractive prices to buyers!

I hope your 2019 is off to the start that you had hoped for! I can tell you the Real Estate market certainly is off to a strong start.
